Do You Qualify for an FHA Loan?
FHA loans are designed to be accessible and flexible. Here's what you’ll need to get started:
- 3.50% Down Payment: Your down payment can be saved or fully gifted.
- Primary Residence Only: The home must be your main residence, not a second home.
- Manageable Debt-to-Income Ratio: Your monthly debts should be reasonable compared to your income.
- Credit Score: Lower minimum credit score accepted.
- Additional Requirements: FHA loans require a HUD-approved appraisal and proof of steady income.

FHA loans require an up-front mortgage insurance premium (UFMIP), which may be financed, or paid at closing, and an FHA annual mortgage insurance premium (MIP) paid monthly will also apply.
FHA requires flood insurance through the National Flood Insurance Program (NFIP) or Private Flood Insurance policies that meet FHA's requirements if a loan is secured by property located in a Special Flood Hazard Area (SFHA).
Subject to Credit approval and FHA eligibility requirements. Not all applicants will qualify. FHA loans are insured by the Federal Housing Administration but offered by Teachers, an FHA-Approved Lender. Membership at Teachers is required by opening a Regular Savings account or Youth Savings account with a minimum opening deposit of $1.00.
